So when we say our roof cleaning prices start at £900 plus VAT, it can sound like a lot. But don’t worry—I’m here to break it down and show you exactly what goes into it.

    Why does roof cleaning cost more?
    The Process Isn’t One-Size-Fits-All
    Unlike window or gutter cleaning, roof cleaning has too many variables for a fixed price. Roof size, tile type, access, and moss levels all play a role.
    The most basic method we use is scrape and treat. Here’s how it works:

    Our team uses specially designed scrapers that fit the contours of your roof tiles to remove moss safely.


    We then spray the roof with a 40 DDAC professional biocide to kill remaining spores and lichen. Over time, this treatment restores your roof’s natural color and keeps it moss-free for years.
    For instant results, we also offer steam cleaning, which uses high temperatures (130-140°C) and low pressure to remove moss and grime without damaging your tiles.

    Steam Clean: £2,000-£3,000 + VAT
    5-6 Bedroom Detached:

    Scrape & Treat: £2,800-£4,000 + VAT


    Steam Clean: £3,000-£5,000 + VAT


    What can affect the price?
    Dormer windows: These can make access trickier and add to the cost.
    Extensions: Tight spaces or roof angles can make cleaning more complex.
    Tile type: Flat tiles are easier, while fragile or unusual tiles may require extra care.
    Access: Some roofs need access machines, which cost £400-£700 per day plus VAT.
